Rancho Ruidoso Valley Estates
This subdivision is located northeast of Ruidoso and due east of Alto Lakes Golf & Country Club. The valley community is most affordable areas near ruidoso to build or buy. Lots typically range from 1/3 to a little over 1/2 an acre with level terrain, mixed conifers and wildlife. Both Sierra Blanca and Capitan mountain views are available depending on location in the valley. Seasonal, "Little Creek" runs through the middle of the valley. The first entrance to the area is via D003 off of Hwy 220 and a second entrance is found past mile maker 3 (on Hwy 220) just before Spencer Theater. Originally, this subdivision was developed by Stanton Corporation out of El Paso Texas beginning in 1982.
This Alto community has both water and sewer located at each property. Other utilities, such as electric, telephone, and natural gas are all found underground and readily available. Unlike other nearby subdivisions this community provides curbside garbage pickup (a rarity in Lincoln County)! Both new construction and new double-wide manufactured homes are welcome. For easy access roads have been paved throughout Rancho Ruidoso Valley Estates.
A minimum building size of 1,000 heated square feet and architectural approval are a few of the subdivision requirements. Unlike other areas in the county, short-term rentals (described as daily, weekly or any period less than 30 days) are not permitted. Recreational vehicles can be parked on the property but only used short term for guests. Homeowner Association fees are $60/annually. Fees include access to a community park with pavilion and near a walking trail.
