Located north and east of Ruidoso, in Alto, is a premier acreage community featuring mostly 5 to 10 acre tracts of land, terrain of rolling hills, mixed conifer trees, wildlife, panoramic views and Rio Bonito River. Some of the best “Sierra Blanca” mountain views in the county can be viewed from this subdivision. Located just north of Highway 220, near mile marker 3, is the main entrance to Ranches of Sonterra. A second entrance, which accesses Unit 3 of Sonterra, is located about one mile further east on Hwy 220. Originally, this subdivision was developed by BlueGreen Corp. and completed in 1996 with 497 tracts, which was developed in three phases.
Upon building new homes, owners are responsible for drilling water wells and installing a septic system. Other utilities, such as electric, telephone, and natural gas have been made readily available. For easy access roads has been paved throughout most of the subdivision. A minimum of 1,500 heated square feet, two-car garage and architectural approval are a few of the requirements made. Speaking of Home Owners Association let’s talk fees, at $110/annually and a $30 one-time transfer fee, Ranches of Sonterra are some of the lowest in our county. Fees include access to a 30-acre park located directly on the Rio Bonito River.
Since Ranches of Sonterra is a rural residential community it has many perks. For convenience a mail street box is found at the entrance and a fenced solid waste receptacle is located at the main entrance. In conjunction with a completed residence, 1 horse is permitted for every 2 acres and property owners may camp on their undeveloped tract with recreational vehicles, campers or tents up to 14 cumulative days in a 60-day period. Unlike other areas in the county, Short-term Rentals being described as daily, weekly or any period less than 6 months, are not permitted.
