The Ranches of Sonterra, located north and east of Ruidoso, is a premier acreage community featuring mostly 5 to 10 acre tracts of land, terrain of rolling hills, mixed conifer trees, wildlife and mountain views.
The subdivision, originally developed by BlueGreen Corp., was completed in 1996, and consists of 497 tracts of land, which was developed in three phases.
When building new homes, owners are responsible for drilling water wells, and installation of a septic system. Other utilities, such as electric, telephone, and natural gas are available. Roads are paved throughout most of the subdivision.
A minimum of 1,500 sq. ft. and architectural approval are required, and additional CCR information is available on the Sonterra Home Owners Association web site linked below.
Located just north of Highway 220, near mile marker 3, is the main entrance to Ranches of Sonterra. A second entrance, which accesses Unit 3 of Sonterra, is located about one mile further east on Hwy 220.
