Rocky Mountain Style – Log Homes in Ruidoso

Log construction if one the oldest building forms on earth – shelter made from peeled trees, notched on end and chinked with mud, rock and mortar. Today’s log homes range from simple rustic  construction, to high end custom homes found in some of the Rocky Mountain’s most expensive resort markets. True log home construction can be quite rare in many areas, even New Mexico. Owners often opt for  “log look” siding ( dimensional boards milled to look like logs ) or boards with tree bark still in place, rather than true logs.   Construction of true log homes can take considerably longer, and cost more than stick frame homes using log look siding.
The fabulous home pictured here in Ruidoso, Panther Lodge,  is one of the states most outstanding log homes – built by West Coast Log Homes, using logs from British Columbia. Some of the timbers are as big as 3 ft. in diameter, and the home is truly a work of art. Rustic cabins in Ruidoso

One of these cabins is in the Sun Valley Subdivision on Sun Mountain Loop,  located just west of the Alto area, off of Hwy 48.  This area is a mix of vacation and full time homes. The cabin offers seclusion, distant views of hillsides with pines and mixed conifer trees, along with a small view of the Sacramento Mountains. Recent upgrades include new carpet, and a new deck. How’s the Market?

Realtor sign - Price reducedPrices are down, interest rates are low, and home inventory is up. There are currently some good deals in Ruidoso area real estate. Like many of the second home markets around the country, Ruidoso has been impacted by the same factors that have plagued more expensive areas like Vail, CO.

Home prices in Ruidoso have dropped 10-20% and more, from the highs of 2006. Many of the homes that have been listed for over a year, have been reduced several times – still awaiting an offer. These properties offer opportunities to find a good deal – especially for cash buyers. I have recently sold foreclosures to cash buyers who have bought at price levels that were half of their previous (2006 -2008) highs.

Home sales over the past 6 months in Ruidoso and Alto were good. Buyers are finding deals as some sellers have come to grips with the fact that their homes are not worth as much as they once were. That being said, there are still many sellers who are not desperate to sell, and who will stand their ground if their listing price is reasonable. This is not a market where a buyer can expect to have offers that are 20% below list price to be received with enthusiasm. There is a fine line between negotiating a “good deal” and offending a seller so much that they won’t even counter your offer. Our average selling price is 95-97% of the list price.

These articles at CNBC real estate and CNN Money – Price are Falling- give details on why vacation home markets have been hit hard as mortgage lending has tightened, jobs have been lost, and general economic uncertainty has prevailed. Negative factors in the market provide buying opportunities.

Alto Golf Estates at the Outlaw

Large Fire near Ruidoso pushed by High Winds

 

A brush fire burning Sunday near Ruidoso has forced evacuations in areas near Gavilan Canyon Rd., and the Ruidoso Downs Race Track and Casino.

As of Monday morning, the fire was estimated at over 10,000 acres in size, according to the NM Fire Information web site.

Flames were rapidly pushed to the north east, with winds gusting over 40 mph.

 

By early Monday, at least 5 homes and numerous out buildings were reported lost.  Over 400 fire fighters were working the blaze.

White Fire near Ruidoso - photo by Jessica SnowdenThe fire is burning in steep and rough terrain and has burned east near  Ruidoso Downs, across HWY 70 towards Forest Service Road 120.

Officials from the Type II Management team report that good progress had been made on Monday, due to lighter winds and cooler temperatures. The fire was only about 20% contained, but was not spreading.
